Dear Resident

This is our comprehensive apartment cleaning checklist. If followed, it will help you get the maximum amount of your security deposit back. Remember, per the lease, your apartment is to be left in the same condition as you received it.

Cleaning Costs Are Very Expensive!

In the event you decide not to clean, or just donít do a good job, that work must be contracted out and done quickly at a time when cleaning and janitorial services are very busy. An apartment that has not been kept clean, particularly kitchens and bathrooms, can take 15-20 man hours to clean. Billed @ $30.00/hour, thatís $450 to $600 dollars! Additionally, if you list C W Management as a rental reference, your prospective landlord is likely to ask how much of your security deposit you received back and/or how the apartment was left.

We would very much appreciate your efforts and look forward to refunding all, or as much as possible, of your security deposit back to you!

KITCHEN

1. Clean stove and oven thoroughly using a product intended for this purpose, clean under burners, controls and broiler. Also clean stove hood, removing all grease inside and out, and filter.
2. Clean refrigerator including shelves, drawers, and exterior.
3. Clean cupboards, under sink, drawers, doors, and counter tops.
4. Wash walls and clean grease from wall above and behind stove.
5. Sweep and mop floor. Be sure to clean behind and under the refrigerator. Clean floor closely around stove and as far behind as you can reach. Do not move the stove. You will not be charged for cleaning directly behind or under the stove. Re-light all pilot lights. Be sure all burners burn clean and are free of cleaner residue.
6. Do not remove light fixture glass for cleaning, you will not be charged for this.

BATHROOMS

1. Clean and scrub shower and sinks, including grout joints, chrome fixtures, doors and tracks using products intended for these purposes. You will need to use a ëTilexí-type product (generics are the same and cheaper) to get the shower clean. Grout and tile may be discolored by age but this type of product will remove grime and mildew, do not confuse age or wear with cleanliness. If our cleaning service can improve substantially on your work you will be charged.
2. Clean exhaust fan, walls, and towel racks.
3. Clean toilet thoroughly, including base, bowl, tank and seat.
4. Clean medicine cabinet and mirror.
5. Sweep and mop floor, pay particular attention to area around and behind toilet.

LIVING ROOM

1. Clean radiators. Carefully dust spider webs from ceiling and walls.
2. Clean walls and switch plates removing all dirt and handprints. We do not charge for a reasonable number of regular picture nails, pushpins, or thumbtack holes resulting from the hanging of wall decor. Improperly patching or painting other holes can result in additional expenses of touch up painting.
3. Clean front door inside. Do not use abrasive products.
4. Clean windowsills, window tracks and inside glass only. DO NOT REMOVE WINDOWS OR SCREENS. You will not be charged for cleaning that requires the removal of windows or screens.

BEDROOM

Same as the living room.

TRASH

Tenants should take all trash to the dumpsters or designated areas. Any personal items or trash left in unit, hallways or in front of or in the rear of the building will be removed by maintenance and charged back to the tenants who are responsible. Please help us keep the community clean by placing all trash in dumpsters provided.

CHECK OUT INSPECTIONS

The inspector will use the Apartment Condition Statement you filled out during move-in to compare your apartments move-out condition and assess any charges. If there are specific damages or cleaning deficiencies you would like to discuss, you can request an available appointment time. Please call the office to make an appointment at least one week in advance in order to avoid scheduling conflicts. To be ready for your inspection, all of your belongings must be moved out of the apartment and the cleaning done. Appointments will be available from 9:00amñ4:00pm Monday through Friday. Due to our workload we cannot guarantee any specific time. The law does not require you to be present at the time of inspection; however it is to your advantage if you are. Any overstays not previously approved will incur a $350 per day charge and can affect your rental reference.

FORWARDING MAIL

Please put in a change of address order with the post office as soon as you know the date you are leaving and make it effective that date. Do not wait until you leave. You will miss mail that will be sent back until the change of address order takes effect. The Change of Address forms are available at the Post Office, or you can change your address online.

RETURN OF SECURITY DEPOSIT AND KEYS

Please provide us with a self-addressed stamped envelope (the address where you want your deposit sent). Also, please print your apartment number on the bottom left hand corner of the envelope. Place all door and mailbox keys in your envelope and return them to our office or maintenance supervisor on site by 12 noon on August 31, your move out date. No exceptions.
